Well, it can set you back at least $15,000-$20,000 depending on the job, and requires a lot of time & labour from our end. Now having said all that - when is a roof replacement necessary? In my eyes, a roof replacement is only necessary when it makes the most sense for the homeowner given their different options.
For example, a client I had the other month had an old beaten down tile roof that was filled with a cesspool of issues. During our inspection, among other issues, we saw 100s of tiles that needed replacement from corrosion and even the tile batons needed to be replaced.
At this point, we gave the homeowner two options. Sure, we could resolve all these issues but it would already cost them close to the same amount for an entire roof replacement. As such, our second and recommended option was to just start from scratch and replace the roof entirely. They ended up taking our recommendation on board, and have not looked back since.
As you can see, we only recommend roof replacements as a very last resort as it costs the homeowner more money, and it costs my team a lot of manpower and time that could be used for other jobs. Only when it makes the most sense cost-benefit wise for the client, do we recommend this option.
