Colorbond is good roofing.

It’s just not magic.

Perth still wears it down. Heat moves it. Salt eats at weak points. Sealant dries out. Screws get tired. Flashings lift. Old joins start leaking.

Most Colorbond roof problems don’t start as a disaster.

They start as one annoying thing.

A stain on the ceiling after rain. A rusty screw. A roof that pops at night. A sheet edge that looks lifted. A leak around an aircon unit. A gutter that’s rusting faster than it should.

That’s usually repair territory if it’s caught early.

Colorbond Roofs Still Need Maintenance

A lot of people think Colorbond is set-and-forget.

It’s not.

The sheets can last a long time, but the roof is more than the sheet.

You’ve got screws, washers, flashings, vents, skylights, gutters, valleys, ridge capping, wall junctions, sealant, and all the little spots where water gets a chance to sneak in.

Those are the parts that usually fail first.

Most leaks we see on Colorbond roofs are not because the whole roof is stuffed. They’re usually from fixings, flashings, penetrations, rust around an edge, or water sitting where it shouldn’t.

That’s good news.

It means a lot of Colorbond roof problems can be repaired before they turn into a bigger job.

Rust Around Screws And Cut Edges

This is probably the most common one.

The broad roof sheet might look fine, but the screw heads, washers, cut edges, roof joins, valleys, and flashings are starting to show rust.

You might see brown streaks under screws. Rust marks around a roof edge. A little stain below a flashing. Sometimes it’s only obvious once you’re up there.

Coastal homes get this earlier.

Fremantle, Cottesloe, Scarborough, Hillarys, Mandurah, Rockingham, Kwinana, Bicton. Anywhere salt hangs around, the weak points wear faster.

It’s not always panic stations.

If the rust is small and local, it can often be cleaned back, sealed, refixed, or repaired. Rusted screws and washers can be replaced. A bad flashing can be swapped. A small section can sometimes be sorted without touching the rest of the roof.

But rust left alone doesn’t stay polite.

Once it gets through the sheet, the repair changes. At that point, you may be looking at sheet replacement instead of a small fix.

Leaks Around Vents, Skylights And Aircon Units

Colorbond roofs usually leak where something goes through them.

That means vents, pipes, skylights, aircon units, solar cable entries, aerial mounts, whirlybirds, and old roof penetrations.

The sheet might be fine.

The seal around the thing sitting in the sheet is the problem.

Perth heat cooks sealant. It goes hard, cracks, lifts, or pulls away from the metal. Then wind-driven rain gets under it.

Sometimes the leak only happens in a certain kind of rain. Light rain does nothing. Heavy sideways rain comes through the same spot every time.

That’s a big clue.

The fix is usually to remove the failed sealant, check the flashing or boot, and reseal it properly. Not just smear more goop over old goop.

That might hold for a month. Maybe.

Then it leaks again.

Flashing Problems

Flashings do a lot of work on a metal roof.

They sit around walls, chimneys, roof joins, valleys, skylights, parapets, and where different roof sections meet.

If a flashing lifts, cracks, rusts, moves, or was never fitted properly, water gets in.

This is common on extensions and infill homes too.

Old house, new roof section. Patio added later. Metal roof meeting tile. A wall built close to a roof edge. Solar installed and the cable entry wasn’t sealed well.

The leak might not look like it’s coming from the flashing. Water can run under the sheet or along timber before it drops into the ceiling.

That’s why flashing leaks get misdiagnosed all the time.

You don’t want someone guessing here. Find the join. Check the fall. Check the flashing. Then repair the actual weak point.

Colorbond Roof Popping At Night

This one freaks people out.

You’re sitting inside at night and the roof cracks, pops, or bangs.

Most of the time, it’s thermal movement.

Metal expands in the heat and contracts when it cools. Perth has big hot days, then the roof cools down after sunset. The sheets move a bit. Sometimes that movement makes noise.

A bit of noise doesn’t automatically mean the roof is failing.

But if the popping is new, loud, or comes with leaks, it’s worth checking.

Sometimes screws are too tight. Sometimes a flashing is under tension. Sometimes sealant has gone hard and the roof can’t move the way it wants to. Sometimes previous repairs have locked things up.

The roof might still be fine.

But the fixings and flashings might be telling you they’re not happy.

Colour Fade And Chalking

A faded Colorbond roof isn’t always a problem.

Perth sun will fade things. North-facing roof sections usually show it first.

Chalking is the powdery residue you get when the coating starts breaking down. It can look pale or dusty on the surface.

If the roof is faded but dry inside, it may not need repair.

If fading comes with rust, peeling, leaks, or coating breakdown around screws and cut edges, then it’s worth checking.

This is where people get sold restoration a bit too quickly.

A faded roof doesn’t automatically need a full restoration. Sometimes it’s just old paint doing old paint things.

But if the coating is breaking down across large areas, that becomes a bigger conversation.

Zincalume Meeting Colorbond

A lot of Perth homes have mixed metal roofs.

Old Zincalume section here. Newer Colorbond extension there. Patio added later. Flashing changed after a leak. Half the roof replaced years ago.

That can create problems at the joins.

Zincalume and Colorbond aren’t the same finish. If the join is badly done, moisture can sit between materials and corrosion can start around the connection.

You might see rust running from a join, staining near a flashing, or one section wearing faster than the rest.

This is one of those jobs where the detail matters.

The fix might be a better flashing, a barrier between materials, new fixings, or replacing the worst section.

More sealant isn’t always the answer.

Sometimes the join itself is wrong.

Sheets Lifting In Storms

Perth winter storms can expose weak fixings fast.

A sheet doesn’t have to blow off to cause a leak. It only has to lift a little.

Signs to watch for:

A sheet edge sitting up
New rattling after wind
Screws sitting proud
A leak that started after a storm
Rust rings around fixings
A flashing that looks slightly lifted

Sometimes the screws have backed out. Sometimes the washers are cooked. Sometimes the original screws were overdriven and the washer seal failed years ago.

The repair might be replacing fixings, resealing a flashing, refixing a sheet edge, or replacing a damaged sheet.

Storm damage is worth checking quickly because the next front usually finds the same weak spot harder.

Coastal Salt Damage

Coastal Colorbond is its own thing.

Salt doesn’t destroy the whole roof overnight. It attacks the weak points.

Screws. Cut edges. Valleys. Gutters. Downpipes. Flashings. Sheet laps. Anywhere water and salt can sit together.

That’s why two roofs the same age can look completely different.

One in Canning Vale might be fine. One closer to Scarborough or Fremantle might already have rust around screws and gutters.

You can slow it down with basic maintenance. Keep gutters clear. Rinse salt where safe. Don’t let leaves, dirt, and salt sit in valleys or roof edges.

But you won’t stop coastal wear completely.

If you live near the coast, earlier checks are just part of owning a metal roof.

When Colorbond Can Be Repaired

Most Colorbond problems can be repaired if they’re caught early.

Good repair territory looks like this:

A few failed screws or washers
A small leak around a vent
A flashing that needs resealing or replacing
A local rust patch
One damaged sheet
A lifted edge after wind
A gutter or valley issue
A roof join that needs proper detailing

That’s normal roof repair work.

The goal is to fix the failed part before water damages the ceiling, insulation, fascia, or roof frame.

When It’s Bigger Than A Repair

Sometimes the honest answer is that the roof is past small repairs.

That might be the case if there’s rust across large areas, holes through sheets, coating failure everywhere, repeated leaks in different spots, badly damaged sheets, or old metal that keeps failing every time it rains.

At that point, patching one part may only buy a little time.

We’ll still tell you what can be repaired.

But if the roof needs restoration or replacement, it’s better to know before spending money chasing leaks one by one.

Colorbond Roof Problems By Area

Coastal suburbs

Fremantle, Cottesloe, Scarborough, Hillarys, Mandurah, Rockingham, Kwinana and Bicton usually show more salt wear. Screws, gutters, flashings, valleys and roof edges need closer attention.

Newer estate suburbs

Baldivis, Canning Vale, Joondalup and Wanneroo often have newer Colorbond roofs. Leaks here are usually around screws, washers, roof joins, skylights, vents, flashings and valleys.

Inner-city and townhouse areas

East Perth, Rivervale, Subiaco and Victoria Park can have low-pitch sections, box gutters, balconies, parapet flashings and tight roof joins.

Older mixed-roof suburbs

Bayswater, Belmont, Spearwood, Hamilton Hill, Midland, Morley and Mirrabooka can have a mix of Zincalume, Colorbond, patios, old metal sections and newer roof work. Joins matter here.

Colorbond Roof FAQs

Does Colorbond rust?

Yes, if the coating is damaged or water gets to exposed steel. It usually starts around screws, cut edges, scratches, flashings, valleys and sheet joins. Coastal roofs show it earlier.

Why is my Colorbond roof leaking around screws?

The washer may have failed, the screw may be rusted, or the fixing may have moved over time. Replacing screws and washers can fix it if the sheet is still sound.

Why does my Colorbond roof pop at night?

Usually heat movement. The metal expands during the day and contracts at night. If there’s no leak, it may just be normal movement. If it’s new or loud, get it checked.

Can a faded Colorbond roof still be okay?

Yes. Fading by itself doesn’t mean the roof is leaking. But if fade comes with chalking, rust, peeling coating or leaks, it needs a proper look.

Is Zincalume the same as Colorbond?

No. Zincalume is usually the silver-grey metal roofing product. Colorbond has a coloured coating. Perth homes often have both where sections were added or replaced over time.

Should I repair or replace my Colorbond roof?

If the issue is local, repair usually makes sense. If rust, leaks, or coating failure are widespread, bigger work may be needed. The roof needs to be checked before calling it either way.

Our electrician noticed some water ingress in our roof so we contacted Roof Repairs Perth (among others). Kate explained their process of a paid inspection with the fee coming off any work done and we booked in an inspection for the following week.

Josh was efficient with his inspection and provided clear explanations of his findings, taking the time to show extensive photographs of what he saw and giving his recommendations for how to fix them.

The quote came through that evening with a detailed breakdown of the works and their warranty on said works.

Due to the recent rains, their crews were understandably tied up with other jobs so works were completed over the last two days (about a month from quoting). It was all completed to a high standard and everything was left clean and tidy. It’s a roof so it’s hard to show the work visually but the visible repointing is to a very high standard. Overall I can recommend them for your roof repairs.

UPDATE: After recent rain we noticed a small leak. I emailed Kate and organised to have someone out in less that 36 hours. Dao arrived promptly and identified the issue (a nail penetration point that had failed). He had it sealed and done in under 20 minutes. He also replaced a cracked tile he noticed while up there too. I called several roof repair companies to inspect the cause of our leaks during rain storms. Perth Roof Repairs were terrific! From the moment I first spoke with the helpful admin staff, through to completion of the job. Josh and his colleague arrived promptly, and were quick and efficient, able to assess and inform us clearly about the issues they discovered. He clearly was very knowledgeable in his field.
I then received a (very reasonable) quote promptly, and was able to book the repairs within 2 weeks. Wouldn't you know it, it was the first day of summer and a 39 degrees, but the two staff members came promptly, were lovely, and worked very hard for six hours to do all our repairs.
